Rental Income Tax Calculator
Your year-end liability on rent, not the tenant's deduction. The 20% repairs allowance is automatic, the other deductions are real, and the tax already withheld comes off at the end.

What you can and cannot deduct
| Item | Allowed? | Note |
|---|---|---|
| Repairs | Yes — fixed allowance | One fifth of rent chargeable, given automatically; actual spending above it is not separately deductible |
| Interest on a loan for the property | Yes | Acquisition, construction, renovation or reconstruction |
| Insurance premium on the property | Yes | Against loss or damage |
| Local rate, tax, charge or cess | Yes | Property tax and similar levies on the property itself |
| Ground rent | Yes | Paid in respect of the property |
| Legal costs | Yes | Defending title or the tenancy |
| Rent collection expenditure | Yes, capped | Commonly applied at 4% of rent chargeable — verify the current cap |
| Your own time managing the property | No | Not an expenditure |
| Capital improvements | No | Not a revenue deduction against rent |
The repairs allowance is the one people miss: it is given whether or not anything was spent, and it is one fifth of the rent chargeable, not of the rent after other deductions.
Reading the result
The 20% repairs allowance is automatic
You do not have to spend it, and you do not have to prove it. The allowance is given against rental income whether the property needed work that year or not, which makes it the most reliable deduction a landlord has.
The corollary is that actual repair spending does not increase it. A year of major renovation does not produce a larger repairs deduction — the allowance is what it is.
Other deductions need evidence
Property tax paid, insurance, ground rent and interest on a loan taken to acquire the property are claimed on what was actually incurred. That means receipts and bank records, and it means claiming them in the year they were paid.
What the tenant withheld is not your tax bill
Where a corporate tenant deducted under Section 155, that is a payment on account. Your liability is computed here, and the deduction is credited against it. Landlords who treat the tenant's deduction as final either overpay or under-declare, depending on which way the difference falls.
The Section 155 calculator covers the tenant's side.
Where this stops
Vacant periods reduce actual rent received, which is what should be entered — not the annual rent the property would command if let all year.
FAQs
Rental income tax FAQs
How is rental income taxed in Pakistan now?
Rent from property is included in your total income and taxed at the normal slab rates, rather than under a separate schedule of block rates. That is a change from how it worked for years, and it matters: rent now stacks on top of your other income and can push the whole lot into a higher band, while the deductions allowed against it genuinely reduce the charge.
What is the 20% repairs allowance?
A statutory deduction of one fifth of the rent chargeable, given automatically whether or not you spent anything on repairs. You do not have to evidence it and you cannot claim more than it for repairs — actual repair spending above the allowance is not separately deductible. It is applied for you above.
What else can I deduct?
Interest on a loan taken to acquire, construct, renovate or reconstruct the property; insurance premium on the property; any local rate, tax, charge or cess on it; ground rent; legal costs of defending title or the tenancy; and expenditure on rent collection, subject to a cap that is commonly applied at 4% of the rent chargeable. Unpaid rent written off as irrecoverable can also be claimed once the conditions are met. Enter these in the deductions field — the repairs allowance is separate and is already applied.
Is the tax my tenant deducts the end of it?
No. Tax deducted from rent under Section 155 is advance tax, creditable against the liability worked out here — not a final tax. If the withholding exceeds your actual liability, the excess is refundable; if it falls short, the balance is paid with your return. The panel shows which way it goes.
Do I include a property I live in?
No. Income from property means rent you actually receive. A house you live in produces no rental income and belongs nowhere in this calculation, though it may be relevant to the separate deemed-income charge under Section 7E.
What if the property was empty for part of the year?
Enter the rent you actually received. A vacancy allowance exists for property that was vacant during the year, and unrealised rent may be deductible where the tenant has genuinely defaulted and recovery steps have been taken — those are relief claims with conditions attached, so speak to your advisor rather than simply reducing the figure.
Does an advance or deposit from the tenant count as income?
A refundable security deposit is not income. A non-adjustable amount received in relation to the property is treated as income, spread across a number of years under the law rather than taxed all at once, and there are anti-avoidance rules where it is refunded and a fresh one taken. The forfeited or non-adjustable field above is for amounts that have genuinely become yours.
I have salary as well as rent.
Then both go into the same total. Enter your other taxable income and pick the slab schedule that fits your position — the calculator taxes the combined figure and then shows how much of the tax is attributable to the rent, which is the number people actually want.
