Step by step

How registration cost is worked out

  1. Enter the property value

Use your sale deed or DC/FBR valuation, whichever your registrar requires.

  2. Set each local rate

Stamp duty, CVT, registration fee and town/TMA fee all vary by province and city.

  3. See each component

Individually, so you know exactly what makes up the total.

  4. Budget the grand total

Property value plus every registration charge combined.

Reading the result

Budget for the transfer, not just the price

The charges here are one-off costs of getting the title moved into your name, and together they are a meaningful percentage of the deal. Buyers who budget only the agreed price and the agent's commission find the shortfall at the registry, which is the worst moment to discover it.

Which value the charges are calculated on

This is where estimates go wrong. Stamp duty and the related charges are generally computed on the value recorded for the transaction under the applicable valuation table, not necessarily on the price you negotiated. Where the two differ, the calculation follows the recorded value, and a figure worked out on the agreed price can be well off.

The federal withholding is separate

Section 236K on the purchase and Section 236C on the sale are federal advance income tax, adjustable against the parties' own tax. The charges on this page are provincial and municipal transfer costs, and they are not recoverable. Keeping them in separate columns is the only way to see the real cost of the transaction.

The Section 236K calculator covers the buyer's advance tax.

Where this stops

Every rate here is editable because these are provincial and local levies that differ by province, by city, and sometimes between urban and rural land in the same district. Use the rates your sub-registrar actually applies; the defaults are a starting point, not an authority.

FAQs

Registration cost FAQs

What charges does this include?

Stamp duty, Capital Value Tax (CVT), the registration fee, and the town/TMA fee. Advance income taxes under Sections 236C (sale) and 236K (purchase) are calculated separately on their own dedicated tools.

Why is every rate editable?

Stamp duty, CVT and fee schedules differ by province, city, and whether the property is urban or rural — there is no single national rate. Set each field to your local schedule for an accurate total.

What are the default rates based on?

The defaults shown are common indicative Punjab urban figures — always confirm current rates with your local sub-registrar or a property lawyer before budgeting.

Should I include 236C/236K in this total?

No — those are separate advance income taxes on the transaction. Use the dedicated Property Purchase (236K) or Property Sale (236C) calculators alongside this one for your full cost picture.
